Eco Lane Guiding Principles

  • Work with nature so that nature can work for you
  • Identify and understand all natural features and processes in the local environment
  • Modify natural features and processes only where necessary to accommodate development
  • Develop, manage and use the environment and resources only in ways which are sustainable
  • Residents co-operate in use, development and maintenance of property and common facilities



Design Features

The design follows an analysis of the local environment and incorporates the foregoing ecological sustainability principles. The main features are:


  • Site environment restored close to its original natural state but incorporating sustainable residential development

  • Emphasis on organic and sustainable management and use of local native plants, volcanic rock, loess clay, natural timber and other natural materials

  • Landform naturalised to avoid erosion and maximise moisture retention to avoid the need for irrigation

  • Microclimates created on each lot with wide warm northerly aspect and boundary plantings providing shelter from cold southerly winds

  • Wildlife enhancement through native boundary plantings linked to the adjoining reserve, and through dry-rock walling, and through other landscape features

  • Roading kept unobtrusive with house access - points linked for passing bays

  • Views protected and kept as natural as possible with vehicle access to rear (south) of sites

  • Peace and privacy provided through low-maintenance boundary plants, minimised lawn areas, no through-traffic and discouragement of site-seeing vehicles

  • Harmony in design through comprehensive boundary planting and building design guidelines

  • Common area at lane turn-around, with car parking, community studio, bbq, play equipment, petanque court, trailer, shredder and recycling centre

  • Walkways linking throughout and to adjoining Council reserve

  • Healthy and efficient buildings through use of natural/ecologically safe and sustainable materials incorporating and solar design for space and water heating

  • Historic daffodil and nerine beds retained in some areas

  • Water conservation including directing roof and driveway water to planted areas, with excess piped off-site

  • Planting/gardening of local natives and edible species preferred in garden areas

  • Boundaries of native plants and post and wire or other concealed fencdes

  • Colours used on building materials limited to a specified range so as to be compatible with the environment and other buildings in the development

  • Services provided as in other subdivisions (high pressure water, sewer and stormwater reticulation, underground power and telephone cabling), but encouragement given to owners to adopt more sustainable solutions.



These features taken together, create this special living environment. Ti kouka Eco Lane can be a sustainable environment for the benefit and enjoyment of like-minded residents, both present and future. It can also provide an example to others of how people can live comfortably in harmony with nature.
